If you are new to Spain, the comunidad de propietarios (community of owners) system may be unfamiliar. Every apartment building has a community that manages shared spaces and services — similar to a residents' association but with legal standing.
Decisions about communal installations — such as renovating the electrics, installing solar panels or upgrading to LED lighting — are made at owners' meetings (juntas de propietarios). The community has a president (usually a rotating role among owners) and typically an administrator (a professional who manages the day-to-day).
